When comparing Jersey City condos, build the full monthly ownership budget. Asking price and a mortgage estimate are only part of the decision. Property taxes, association dues, insurance, parking, and building-specific charges belong on the same sheet.

Use one cost sheet for every property

Give each condo a column and use the same financing assumptions. Record the source and date of every number. Keep recurring ownership costs, cash needed for closing and moving, and known future charges separate. Mark missing figures “unconfirmed,” not zero.

Verify taxes for the exact unit

Request the latest bill for the exact unit, record its tax year, and reconcile it with the listing. If a tax benefit is advertised, obtain the paperwork and ask an adviser when it ends. Separate association dues from the loan

Give your insurance professional the building's coverage information and obtain a unit-specific quote. A master policy is not your personal coverage estimate.

Compare the documented total

Lower dues alone do not settle the decision. One building may include services another bills separately. Once costs are assembled, consider which amenities matter to you and which obligations remain uncertain.
