The Henry at 211 West 84th Street is a new condominium on Manhattan's Upper West Side. The project's official site identifies Robert A.M. Stern Architects as the design firm and describes a building drawing from the neighborhood's classic apartment-house architecture. For a buyer, the useful question is how the specific home and its ownership costs compare with other Upper West Side options.

Start with the exact residence

The residences page highlights generous windows, ceiling heights, and interior details. Marketing images do not promise that every apartment has the same view, terrace, ceiling height, or finish. Request the floor plan and finish schedule for the unit you want. Compare interior and outdoor space separately, and visit at a time that reveals its light, outlook, and street noise.

Decide which amenities you will use

The amenities page describes garden and rooftop spaces, a library, bowling alley, pickleball court, and recreation rooms. Ask how these spaces are managed, whether access requires reservations or fees, and how their operating costs appear in the building budget. Their value is personal; their operating cost belongs in every buyer's comparison.

The project's availability page showed immediate occupancy and listed two penthouse offerings when checked September 24, 2026. Inventory can change quickly. Confirm current offerings, prices, estimated common charges, and taxes directly.

Put the written plan ahead of renderings

The New York Attorney General recommends reading the entire offering plan and consulting an attorney before signing a condo contract. Ask your attorney to review the plan and amendments, sponsor obligations, closing costs, building rules, and what happens if a material feature differs from the marketing materials. Walk through the actual home before closing and document unresolved items.

Compare on a common basis

When comparing The Henry with a resale co-op, resale condo, or another new development, use the same columns: purchase price, monthly charges and taxes, closing cash, financing and board requirements, outdoor space, amenities you will use, and the flexibility you need over time.
